Intelligent automation at Tollcross Housing Association in Glasgow
At the beginning of 2018, Tollcross Housing Association moved into this new state-of-the art 4 storey office building after years of operating out of two separate offices. WindowMaster delivered the natural ventilation and smoke ventilation to this prestigious project. The office building was designed for natural ventilation through automatically controlled windows via the façade and roof vents. There are 17 ventilation zones in total, including the office spaces, waiting area, committee break-out space, and meeting rooms.

The office building has a mezzanine over two of its floors, making it possible to establish effective stack ventilation through automatically controlled windows at two heights. This is controlled via the WindowMaster NV Advance® system. In each ventilation zone, temperature and CO2 levels are measured. The system then controls the opening or closing of windows based on this data and outdoor conditions to ensure a comfortable and healthy indoor climate. The control of the windows further depends on the wind pressure around the building. Part of this information comes from an external weather station that is also connected to the NV Advance® system. The system's control algorithms are based on CFD calculations which are done for each specific NV Advance® project, ensuring that our client's achieve bespoke control solutions.
Actuators can communicate to BMS with Motorlink®
The WindowMaster actuators are controlled via Motorlink® technology which ensures seamless integration between the BMS and window automation system throughout the building. It also provides the benefit of reduced cabling, precise position control and visualization of openings, as well as a quiet operation. This project also includes manual override switches throughout the building so occupants have the ability to open or close the windows on demand, allowing them to easily personalize their immediate environment. After 30 minutes, the system changes back to automatic control.

Natural ventilation and SHEV in one solution
In 5 of the 17 zones, both natural ventilation and smoke ventilation are in operation together with the addition of a WindowMaster smoke control panel, FlexiSmoke™. In case of fire, signals are sent directly to the smoke panel which then communicates to the actuators to open quickly to vent the smoke from the building.
